About Charlton Carswell

Charlton Carswell is an Associate Broker with Dalton Wade Real Estate Group and has been a licensed real estate professional since 1998. With nearly three decades of experience, he brings seasoned judgment, extensive market knowledge, and a practical, straightforward approach to every transaction.

Based in Evans, Georgia, a suburb of Augusta, Charlton serves buyers, sellers, and real estate investors throughout the greater Augusta area and surrounding communities. His experience includes residential homes, investment properties, commercial real estate, land, distressed properties, broker price opinions, and renovation opportunities.

During his first 10 years in real estate, Charlton specialized in real estate-owned (REO) properties, working with several major lenders to manage and market their foreclosure inventory throughout East-Central Georgia. That experience gave him a strong foundation in property valuation, asset management, challenging transactions, and the unique issues that can arise when buying or selling distressed properties.

Charlton understands that real estate decisions are often about more than the property itself—they involve family, finances, timing, and long-term goals. He takes the time to understand each client’s individual situation, clearly explain the available options, and provide straightforward guidance from the first conversation through closing.
